Hello and welcome to Let Shed! It’s an all new site and we’re excited to be sharing it with you. Our aim is to change the Nottingham lettings market, giving you more options, flexibility and useful information.

We believe that each and every one of you has the ability to let and manage your own rental property, and we’re here to help, support and guide you on your journey to becoming a Landlord, letting and managing your property.

However, we know that taking that step and embarking on that journey can be not only challenging but daunting too

There’s a perception that if you let a property, you need a letting agent to manage it for you. Well, you don’t! For some, having a managing agent works for them, especially if they are abroad or working away a lot (and there are some good Nottingham lettings companies out there), but if you’ve got a bit of common sense, can spare about half an hour each month and want to save yourself money, then we can help you take control of your own rental property.

We know you’re stepping into the unknown, out of your comfort zone and it’s quite frankly daunting and a little bit scary! You want to make it ‘happen’ but you don’t have a clue how, and you’re not sure what the ins and outs of letting a property are.

It’s ok! You’re human and once upon a time, we didn’t know anything about letting a property either. But, we do now! Being a Landlord has its’ challenges and we’re not saying it’s always going to be stress-free, but we want to share our knowledge with you and give you our support to make it as easy and successful an experience as humanly possible. We want to make you the best Landlord you can be and we’ll guide you throughout your journey. It’s an experience, a rewarding one, so you should enjoy it.

Let Shed was re-vamped in early 2014 to offer something new, easy, revolutionary and cost effective for Landlords and Tenants. We want to help, inspire and enlighten and show you that there is a better way to do things and we want to provide you with an alternative in the Nottingham lettings market. It’s about sharing our knowledge with you and allowing you the freedom to do it yourself.

So how can we help?

We have lots of resources that will help you on your journey to becoming a DIY landlord. Here are just some:

  • Property Marketing: We can market your property for you. With a dose of ‘know how’ we can make your property sparkle and stand out from the crowd. That’s what we’re good at! Take a look at how we do it and our Landlord Packages.

They say ‘creativity’ is a phenomenon whereby something new and valuable is created. Fuse that with passion, hard work, grit and determination and something rather incredible is formed.

Rebecca and I met at Nottingham Law School twelve years ago. Both entirely different in character but with too many shared visions and interests, it was an obvious mix that ensured we’d become great friends. I’ve taken inspiration from around the world in my travels, to an unquenchable thirst for photography, through to sifting over reclamation yards and antique shops to feed my love of restoration that has steered me towards a more creative company role.

The accomplishment gained from taking an old, battered piece of furniture, that although workable could be transformed into something even better is wonderful. It still does what it was set out to do but now works smoothly, with ease, no hassle and no drama. Apply that logic to the lettings market and wouldn’t life be sweet.

So then comes Let Shed….

When Rebecca asked me to become part of her vision, I answered without reservation. The majority of people at some point in their lives will enter the lettings world. So we began to make changes. We’ve worked all night, we’ve pulled our hair out, we’ve had moments of sheer brilliance followed by getting ’a bit too emotional’, but what has become can only be described as one of my finest moments of restoration. Call it what you will; a renewal, a revival, a rebirth, or just a new way of thinking. But understand that something new and valuable has been created, and we cannot wait for you to become part of it.

Let Shed was started after I’d spent months working for a hugely successful lettings company and feeling miserable and de-motivated. My problem was (and with no disrespect to them), I didn’t agree with how they did things or how they dealt with their customers. It was just different to how I thought things should be done. I’d lost my passion, yet I loved to work. I realised I needed to channel my energy into something I wanted to do.

So I left and set up Let Shed on one cold January morning….

Quite simply, I thought I could do things better, quite naively perhaps as I didn’t realise what running your own business entailed, but I learnt and my god, did I learn quickly. Studying law had also taught me a lot of basics, and quite obviously an understanding of the law, which applies on a daily basis to the private rental sector. Growing up around a successful family who are involved in all aspects of property too had given me an insight into the property world from a very young age, as well as the desire and drive to succeed, but also the passion to do something which is different and beneficial to many. I felt it was important to understand how the lettings industry and the private rental sector worked and so a little begrudgingly (A little bit of rebel in me), I followed the traditional letting agency route, though without the high street office as I truly believe this isn’t needed with today’s technology. I’ve managed properties, found tenants for my landlords and I love it when they keep coming back to me all through word of mouth. It’s satisfying to know you’re doing something right. However, despite managing properties on behalf of landlords, I was still struggling with the fact that I wasn’t doing something really different and I was tired of saying ‘we’re different’ without being able to back it up with exactly how. I know we’re better than most (the feedback from our landlords is testament to that, which we’re so thankful for) but saying that our Customer Service is second to none is like repeating what most letting agents say on their websites, followed by professional, honest and efficient!

So, how could I change and shake things up?

I’ve felt the letting industry has needed a massive overhaul for a very long time. It’s received some very bad press in recent years, not helped by the rogue landlords that continue to operate. There’s also this perception that letting agents are a must, and the extortionate fees that are quite often charged are just part and parcel of having a rental property. There’s also the issue of tenant fees, which has become a contentious subject recently and I can quite honestly say I understand the points of view on both sides. I feel it needs to be fairer, there needs to be more choice, more options to work with varying budgets and better standards. I looked at what I did and analysed the aspects of my day to day and I realised that I loved problem solving and helping people with their rental properties. I’ve spent a lot of time with first time landlords who are nervous about renting out their properties and explaining to them how the letting process works. But it’s their excited energy when their tenants finally move into their property that gives me my buzz. When they call me after five months or so to advise me that things are going well and what do they do about renewing the tenancy, it reaffirms that what I am doing is right.

And now….

We’ve launched our new site, Let Shed after many many hours work, a few tears, numerous ‘head in hands’ and many ‘wow, I think this is going to work’ moments. It’s helping landlords succeed in the right way and their success stories that make me smile. Like anything, learning to become or doing something new is full of trepidation, worry but also excitement. If I can help make it happen for others just like you, I know you can do it too. I’ve always liked to be different and to search out the more unusual things in life.  Never one to conform or follow the crowd I like to be creative in my thinking and love searching out and researching whether it be something for the home, garden, somewhere for a nice meal and especially good coffee (my guilty pleasure), and generally whenever or wherever possible seeking out that little something a little more extraordinary that sets itself apart from the rest.

Despite moving house ten times during my life and even though I’m now settled in my current home I still find myself on Rightmove looking at other properties just to see what’s available and to pick up ideas from ways in which others present their own homes.  I love nothing more than leafing through a glossy interiors or gardening magazine and knowing that by changing or even moving just a few things you can create a whole new look in a room or part of your garden no matter what size it might be. It’s like merchandising your home to give it a fresh new look or lease of life.

During my working life I’ve worked in galleries and been involved in an Interior Design business where customer service is ‘key’ as so often that missing link and interpersonal skill can be ‘make or break’ when it comes to establishing a good rapport and long-term business relationship with your customer or client.  I love the challenge of breaking down barriers and winning someone over and personally think at the end of the day whatever business you’re in it’s very much about treating people the way in which you like to be treated yourself, being honest and true to your word and ALWAYS getting back to someone when you say you will as nothing annoys me more than broken promises and inefficiency!  In other words always do ‘what it says on the tin’!

This is where I’d like to think I come in at Let Shed with my hopefully honed ‘people skills’, attention to detail, conscientiousness and the buzz I get from seeing something through to it’s conclusion by delivering an honest, reliable, efficient and friendly package from start to finish.   It’s no good half doing something. ‘If a job’s worth doing it’s worth doing well’ is my motto and that for me is what LET SHED is all about and we’re definitely different otherwise I wouldn’t be doing what I’m doing!

Rebecca’s vision for Let Shed is innovative and exciting and having travelled her journey with her so far I see it as my responsibility to continue to encourage and support her to bring about what we all see as something very different and fresh in the Lettings market so watch this space and allow us to guide you on your journey………..
